A single-family home and two duplexes in Glendale are set to give way to new multifamily housing, according to a presentation to the Glendale Design Review Commission.

The project, slated for a site located at 413-419 Irving Avenue, calls for clearing all existing structures to make way for a four-story edifice containing 33 one- and two-bedroom apartments above a 49-car garage.

The apartment complex would need to provide eight units of very low-income affordable housing to enable density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.

Onyx Architects is designing the Irving Avenue development, which is portrayed in renderings as a contemporary low-rise structure with a rooftop deck and a central courtyard.

A staff report recommends approval of the building design.

Plans list the project applicant and property owner as the entity 413-Mar, LLC.
