Another surface parking lot located west of the Van Nuys Civic Center is up for redevelopment, according to an application submitted in late August to the Los Angeles Department of City Planning.
The project, proposed by Jonathan Azal of JB Builders, is seeking approvals for the construction of a new five-story building at 14602-14606 W. Friar Street which would feature 33 one- and two-bedroom apartments atop automobile parking for 16 vehicles.
Requested entitlements include Transit Oriented Communities incentives permitting a larger, denser development than otherwise allowed by zoning regulations. In exchange, four of the new apartments would be set aside as deed-restricted affordable housing for rent at the extremely low-income level.
GA Engineering is the architect behind the contemporary podium-type building.
The project is one of multiple ground-up developments linked to Azal in the Van Nuys area, including new projects slated for nearby sites on Erwin Street and Sylvan Street.
