An auto body repair shop located a few blocks east of the Beverly Center could give way to a mixed-use apartment complex, per a recent application to the Los Angeles Department of City Planning.

The proposed project at 8353 W. 3rd Street, slated for a corner lot owned by a family trust, would consist of an eight-story building containing 33 apartments (including studio, one-bedroom, and live/work units) above 4,489 square feet of ground-floor commercial space and parking 28 vehicles.

Architect and applicant Farhad Ashofteh has requested the approval of density bonus incentives to permit a larger structure than zoning rules would typically allow. In exchange, four of the new apartments would be set aside for rent as very low-income affordable housing.

According to project representative Dana Sayles, the project is the first application to make use of the Expanded Administrative Review process created by the Citywide Housing Incentive Program recently adopted by the City Council. Projects using this process are exempt from review under the California Environmental Quality Act, and cannot be appealed after approval.

The development site sits next door to a vacant lot at the intersection of 3rd and Flores Streets, where Jade Enterprises received approvals last year for a similar mixed-use project with 77 apartments.
