A collection of commercial buildings just north of Olympic Boulevard in West Los Angeles are poised to make way for affordable housing, according to a new application filed with the Department of City Planning.

The Executive Directive 1 project, slated for a property at 2125-2141 Westwood Boulevard, is proposed by Los Angeles-based SCAH-LA. Plans call for razing all existing structures, clearing the way for a new nine-story building featuring 345 studio and one-bedroom apartments above a semi-subterranean parking garage.

The project, which would cater to low- and moderate-income households, is eligible for density bonus incentives permitting a larger structure than zoning rules would typically allow.

MVE + Partners is designing the proposed development, which would have a contemporary exterior and a pair of central courtyards.

SCAH-LA is attached to a number of a similar affordable housing developments planned across the City of Los Angeles, including a new proposal which would bring 124 homes to a site a short walk to the north on Westwood Boulevard.

The two affordable housing developments from SCAH-LA bookend a mixed-use building from RBM of California which is now taking shape at 2121 Wilshire Boulevard. That project will feature 92 apartments and ground-floor commercial space, when completed.
