Eight months after commencing work near the bank of the Los Angeles River in Frogtown, the podium of a new multifamily residential development from Pan Am Equities is starting to take shape.

Located just north of the Taylor Yard Bridge at 2434 Birkdale Avenue, the project is a live/work housing complex that will feature 35 residential units when complete, according to permit records.

City records also indicate that Rios is designing the new development.

The Birkdale Avenue development joints a new townhome complex from Harridge Development Group on Blake Avenue as one of two large residential projects now underway in the Frogtown neighborhood.

The project sits across the Los Angeles River from a property where Pan Am Equities once proposed a larger mixed-use project which would have replaced a warehouse with up to 419 homes and commercial uses. That proposal, also designed by Rios, was scuttled to do vocal community opposition, and the site has since sold the property to Rexford Industrial, which intends to maintain the existing warehouse.
