A duplex and a single-family home just south of Santa Monica Boulevard in West Los Angeles is slated to give way to apartments, per a recent application to the Los Angeles Department of City Planning.

The proposed project from David Hanasab of Jenson Capital, which would rise at 10535 W. Missouri Avenue, calls for the construction of a new six-story building featuring 39 one-, two-, and three-bedroom apartments above parking for 66 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules. In exchange, six of the apartments are to be set aside for rent by very low- and moderate-income households.

Mika Design Group is the architect for the project, which is portrayed in renderings as a contemporary podium-type building.

Hanasab, in addition to the Missouri Avenue project, is also developing a mixed-use building a short distance to the northwest on Santa Monica Boulevard near Beverly Glen. That project is also being designed by Mika Design Group.
