A car rental business in the Fairfax neighborhood could be razed and redeveloped with a mixed-use apartment building, per an application submitted to the City of Los Angeles.
Project applicant Samuel Einhorn of 361 North La Brea, LLC, is seeking city approvals to raze the existing single-story commercial building at 361 N. La Brea Avenue to build a new six-story edifice featuring 40 one- and two-bedroom apartments atop approximately 2,100 square feet of ground-floor restaurant space and parking for 16 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, four apartments would be set aside for rent as affordable housing at the very low-income level.
Architect Edward Carlson is designing the proposed podium-type building, which would be clad in stucco and include a central courtyard.
Einhorn reportedly acquired the site at 361 N. La Brea one year ago for $4.9 million.
The project site, which sits at the southwest corner of Oakwood and La Brea Avenues, sits a short distance south of a site at Melrose Avenue where a similar project with 66 apartments is planned.
