The project from Davis Safai, located at 731-735 N. Fairfax Avenue, consists of a five-story which will contain 43 apartments above a parking garage.
Approved plans rely on Transit Oriented Communities incentives to achieve greater floor area and density than allowed by zoning rules. In exchange, plans call for four of the apartments to be set aside for rent as extremely low-income affordable housing.
Plus Architects is designing the contemporary low-rise structure, which will have a stucco exterior and a small rooftop deck overlooking Fairfax Avenue.

The project site sits a few blocks west of the intersection of Melrose and Spaulding Avenue, where a smaller mixed-use apartment building was completed in late 2021.
