A 1960s fourplex located just south of Temple Street in Historic Filipinotown is poised to make way for affordable housing via the Mayor's Executive Directive 1.

The proposed project from property owner Kamran Tavakoli of Bonnie Brae St 26, LLC, slated for a property located at 316 N. Bonnie Brae Street, calls for the construction of a new seven-story building featuring 49 studio and one-bedroom apartments  without on-site parking.

As a fully affordable project catering to moderate-, low-, and very low-income households, the development would be eligible for density bonus incentives permitting a larger structure than allowed by zoning rules.

California Development & Design is designing the contemporary podium-type building, which is shown in renderings with a rooftop deck.

The site sits across the street from the Lucena on Court apartments, an affordable housing complex recently built by Meta Housing Corp.
