A half-year since our last update, wood framing is complete for a mixed-use development from Brennen Hakimian Holdings in Cheviot Hills.

Located at 10608-10614 W. Pico Boulevard, the project consists of a five-story building that will feature 50 studio and two-bedroom apartments atop a ground-floor medical clinic, cafe, and yoga studio. Plans show the development would not include automobile parking, citing AB 2097. 

Project entitlements include Transit Oriented Communities incentives, which permitted the construction of a larger building than zoning rules would normally allow. In exchange, five of the proposed studio apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.

Warren Techentin Architecture is designing 10608 Pico, which would have an exterior of blue tile and stucco, according to plans. as well as amenities such as a courtyard, a recreation room, a gym, and a rooftop deck.

In addition to the new Pico Boulevard project, Hakimiam and Techentin are also working on a trio of multifamily buildings on Veteran Avenue in Westwood.
