In West Carson, concrete and rebar climb for a new multifamily residential complex from Texas-based developer JPI.

The Bungalows of Torrance, located at 22107-22133 S. Vermont Avenue, will be a six-story wrap-style apartment complex featuring 525 residential units. Included in that are 34 apartments which will be earmarked for households earning up to 30 percent of the area median income level, making the project eligible for density bonus incentives.

The approved plan calls for a mix of studio, one-, two-, and three-bedroom homes, as well as amenities such as a courtyard, playgrounds, and rooftop deck above the project's central parking structure. JPI indicates that other amenities would include rooftop pool deck, pickleball courts, a karaoke room, and a top-tier fitness center.

The apartments are set to begin opening for residents in 2027.

The project site falls within the West Carson TOD Specific Plan, which was adopted in 2019 to guide the development of new housing and commercial uses in the unincorporated community. It also sits a short distance south of Harbor-UCLA Medical Center, which is in the midst of a $1.8-billion revamp.

JP is also developing large apartment complexes in Long Beach, Inglewood, and Monrovia. The developer paid $40 million to acquire the Bungalows of Torrance site.
