Months after paying $40-million to acquire an entitled project site in West Carson, developer JPI has announced that work has commenced for a nearly five-acre apartment complex called Bungalows of Torrance.
Located at 22107-22133 S. Vermont Avenue, the project replaces a warehouse complex with a six-story, 525-unit apartment complex. That total includes 34 apartments which will be earmarked for households earning up to 30 percent of the area median income level, making it eligible for density bonus incentives.
CGI+, which entitled the land and sold it to JPI, billed the development as the largest individual multifamily project ever in the surrounding area.
The approved plan calls for a mix of studio, one-, two-, and three-bedroom apartments, in addition to on-site amenities such as a courtyard, playgrounds, and rooftop deck above the project's central parking structure. JPI indicates that other amenities would include rooftop pool deck, pickleball courts, a karaoke room, and a top-tier fitness center.
According to a social media post, the first apartments at the Bungalows are slated to open for residents in 2027.
The project site falls within the West Carson TOD Specific Plan, which was adopted in 2019 to guide the development of new housing and commercial uses in the unincorporated community. It also sits a short distance south of Harbor-UCLA Medical Center, which is in the midst of a $1.8-billion revamp.
JPI, which is based out of Texas, is also developing large apartment complexes in Long Beach, Inglewood, and Monrovia.
