Two small rental buildings just off of Sawtelle Boulevard are slated to give way to a larger multifamily residential development, according to plans recently filed with the Los Angeles Department of City Planning.

The project, which comes from Elliot Nayssan of Purdue Elegant Apartments, LLC, would rise from a site located at 1735-1737 S. Corinth Avenue. Plans call for replacing 14 existing homes with a new six-story edifice featuring 56 one-, two-, and three-bedroom apartments above parking for 54 vehicles.

Requested entitlements include density bonus incentives to permit the construction of a larger building than otherwise allowed by zoning rules. In exchange, 13 of the new apartments would be set aside for rent by very low- and low-income households.

Sam Ghanouni is designing the contemporary low-rise structure, which would include a rooftop amenity deck.

Nayssan recently secured approvals for a similar multifamily residential development a few blocks to the east on Beloit Avenue.
