A pair of small residential buildings located south of 8th Street in Koreatown are set to make way for new apartments, per an application recently submitted to the Los Angeles Department of City Planning.
The proposed development, proposed by an entity linked to Nevada-based Alliance Trust Company, calls for the construction of a new seven-story building at 823-827 S. Mariposa Avenue featuring 58 one-, two-, and three-bedroom apartments above parking for 54 vehicles.
Requested entitlements include Transit Oriented Communities incentives to permit a larger structure than allowed by zoning rules. In exchange, six apartments are to be set aside for rent by extremely low-income households.
Mika Design Group is designing the proposed development, named 825 Mariposa, which is depicted in renderings as a contemporary low-rise structure. Plans call for two recreation rooms and multiple rooftop decks.
The project site sits across the street from a 182-unit, two-building apartment complex completed by CGI Strategies in 2022 and a parking lot slated to give way to a hotel at Mariposa's intersection with 8th Street.
