A garden store in Manhattan Beach could make way for housing, per an application submitted recently for review.
The project at 201-207 N. Sepulveda Boulevard - which comes from property owner Deep Roots MB, LLC - would replace the business of the same name. Plans call for the construction of a new seven-story building, approximately 69,000-square-foot building featuring 60 studio, one-, two-, and three-bedroom apartments above semi-subterranean parking for 110 vehicles.
Plans call for 12 of the apartments to be set aside for rent by low-income households, making the project eligible for development incentives permitting a taller building than otherwise permitted at this location.
The site sits across from a now-under construction senior housing complex from Sunrise Senior Living.
The project would be developed within Manhattan Beach's Residential Overlay District, which was established as part of the City's 6th Cycle Housing Element in March 2023. The district permits residential and mixed-use projects to be built on commercial properties by-right, predominantly along Sepulveda Boulevard and Rosecrans Avenue.
Manhattan Beach has received at least five applications to date, including plans for a 273-unit development at the former site of Fry's Electronics and a 550-unit building which would replace an office complex along Rosecrans.
