A commercial building and four single-family homes located across the street from Evergreen Cemetery in Boyle Heights are set to give way to development, according to an application submitted to the Los Angeles Department of City Planning.
The proposed project, slated for a site at 3257 E. Cesar E. Chavez Avenue, calls for the construction of a seven-story edifice featuring 62 one- and two-bedroom apartments atop ground-floor parking for 17 vehicles.
Requested entitlements include Transit Oriented Communities incentives permitting a larger structure than zoning rules would otherwise allow. In exchange, 12 apartments would be set aside for rent as affordable housing.
Nardi Associates is serving as both applicant and architect for the project, which is portrayed in a rendering as a contemporary low-rise building.
"The wider parcel side, facing the main thoroughfare and the back alley, provides the opportunity to maximize the number of units with direct exposure to those streets," reads a narrative included with architectural plans. "By creating two internal courtyards , other units are receiving the appropriate light take and ventilation while having a direct access from and to the elevator and the required fire exit stairs."
City records list the property owner as Encino-based HAI 26, LLC.
An application for a similar development was recently filed with the city for a site located a few blocks to the west at 2911 E. Cesar E. Chavez Avenue.
