Just south of Santa Monica Boulevard in Hollywood, wood framing is complete for a new multifamily residential development from Brennen Hakimian Holdings.

The project, located at 1000 N. Alfred Street, was approved by Los Angeles Planning officials in 2023. The new five-story building will feature 67 studio, one-, two-, three-, four-, five-, and six-bedroom apartments above 43 parking spaces in a single subterranean level.

Hakimian entitled the site for development using density bonus incentives to permit a larger building with more housing than would otherwise be allowed by zoning rules. In exchange, plans call for six units of very low-income housing and one additional unit of low-income housing to replace buildings demolished to make way for the new project.

Warren Techentin Architecture is designing the contemporary low-rise structure, which has an O-shaped footprint wrapping around a central courtyard.

The project site is located one block to the north of a 144-unit affordable housing development planned at 845 N. Alfred Street.

Hakimiam and Techentin are also in the midst of construction similar multifamily residential buildings at multiple locations in Westwood and Cheviot Hills.
