A shuttered auto repair shop in Santa Monica is slated to make way for a mixed-use residential development, per a pending presentation to the Santa Monica Architectural Review Board.
The proposed project from applicant Coast Meridian Properties, slated for a corner lot at 2307 Lincoln Boulevard, calls for razing the existing structure and paved area to clear the way for a new seven-story building featuring 69 one-bedroom apartments above 1,800 square feet of ground-floor commercial space and parking for 59 vehicles.
Plans indicate the project would employ density bonus incentives to permit a larger building than normally permitted by zoning. In exchange, a portion of the new apartments would be set aside for rent at below market rates.
Arcaforma is designing 2307 Lincoln, which is portrayed in renderings as a contemporary podium-type building clad in stucco, wood panels, and concrete. Plans also show a central courtyard and a large rooftop deck.
"The proposed building is of a block form with a contemporary design utilizing metal panel materials to highlight commercial and amenity space on the first and second stories and the top residential story," states a staff report. "Smooth stucco and wood paneling highlight the repetitive nature of residential stories three through six."
A staff report recommends approval of the design concept.
The development site sits a short walk to the south of Pacific Landing, an affordable housing development recently completed by Community Corp. of Santa Monica, and a few blocks to the north of a shopping center which Cypress Equity Investments hopes to redevelop with more than 500 homes.
