Affordable housing is coming to a site just north of Pico Boulevard in the Pico-Robertson neighborhood, according to developer Hestia Housing Company.
The Hearthside Commons development, slated for a site at 1233 S. Bedford Street, calls for the construction of a seven-story building featuring 36 one-bedroom apartments. Of that total, nine are to be set aside for seniors with developmental disabilities.
The proposed project is an Executive Directive 1 development, and utilizes the provisions of state density bonus law to permit a larger structure than zoning rules would have otherwise allowed. All of the apartments are to be rented to seniors, and would be restricted to low- and moderate-income renters.
Sam Ghanouni is designing the project, according to city records. Plans show a contemporary podium-type building with apartments ranging from 540 to 577 square feet in size.
"Designed to promote wellness and connection, the property will host a range of supportive services tailored to seniors, including wellness classes, financial literacy workshops, individualized case management, and specialized support for residents with developmental disabilities," reads a narrative from the Hestia Housing website. "Exterior and interior designs use varied textures, materials, and colors to create a visually engaging and welcoming environment."
The project site is located just east of the Pico-Robertson neighborhood's namesake neighborhood, where construction was recently completed for a mixed-income development.
