Culver City-based JZA Architecture has revealed plans for a new affordable housing development in South L.A.'s Florence neighborhood.

The project, proposed by Los Angeles-based R2H Development, would rise from a corner lot located at 7301 S. Broadway, replacing a single-story commercial building. In its place, plans call for the construction of a new four-story edifice featuring a total of 45 income-restricted apartments on its upper floors.

"The building is designed to promote and revitalize the surrounding community by enhancing the overall curb appeal of Broadway," reads a design narrative provided by JZA. "The communal roof deck with planted areas provides space for various activities for residents and provides views of the surrounding neighborhood."

Plans call for exterior finishes including aluminum storefront, fiber cement panels, and smooth finish plaster. Additionally, textured fiber cement panels are slated for the ground level street frontage.

The proposed apartment complex joins a handful of similar affordable and permanent supportive housing developments now in the works for Florence, including a new development a few blocks to the east at 67th and Main Streets.

R2H and JZA are also working on a larger 164-unit affordable housing development planned near the Sylmar/San Fernando Metrolink Station.
