In Westchester, wood framing is complete for a new affordable housing complex from developer Six Peak Capital.

The seven-story development, which broke ground last year at 9033 Ramsgate Avenue, will include 117 studio, one-, and two-bedroom apartments on its upper floors with a 36-car garage below.

Project entitlements include density bonus incentives to allow a larger building than otherwise permitted by zoning rules, with streamlining through the Mayor's Executive Directive 1. The apartments are to be reserved for low- and moderate-income renters, making the project eligible for both programs.

The Albert Group Architects is designing the project, according to plans approved by the City of Los Angeles in 2024. Completion is expected in 2027.

Six Peak Capital is working on another ED1 affordable housing project along Francis Avenue in the Westlake neighborhood, as well as a mixed-use, predominantly market-rate development on Sunset Boulevard in Silver Lake.
