Plans unearthed by the United Neighborhoods Neighborhood Council indicate new affordable housing is poised to replace a small apartment building in Jefferson Park.

The proposed development, slated to replace a 1940s building at 3812 W. Adams Boulevard, is described in a Building and Safety filing as a six-story structure which would feature 88 apartments above ground-floor parking. Plans call for a mix of low- and moderate-income apartments, as well as one market-rate manager's unit.

The project is being processed using the streamlined entitlement pathway created by the Mayor's Executive Directive 1.

JPark Architects is designing the complex, according to a representative of the firm.

According to items uploaded with the neighborhood council agenda, the proposed development is part of the real estate portfolio of Orion Housing. A rendering included on a landing page from the company's website depicts a contemporary podium-type building on the site, with additional details "coming soon."

While Orion Housing has largely focused on predominantly market-rate developments catering to college students at USC in the past, this would not be their first foray into affordable housing. Orion recently kicked off plans for a 78-unit ED1 project on Scarff Street where the developer had previously planned just 10 apartments.
