A surface parking lot one block from MacArthur Park in Westlake is set to give way to affordable housing, according to an application submitted recently to the Los Angeles Department of City Planning.

The project, which would rise from a site at 2101 W. 8th Street and 751-757 S. Alvarado Street, calls for clearing the existing parking lot to allow the construction of a seven-story building containing 114 one-bedroom apartments above approximately 5,172 square feet of ground-floor retail space and parking for six vehicles.

Save for a single manager's units, the project would be fully restricted affordable housing.

SG Design, Inc. is the architect for the project, per plans included with the filing. Plans depict a contemporary podium-type building.

Alireza Movassaghi of Alvarado Center, LLC is listed as property owner and applicant. Movassaghi previously sought to develop the property with a similar 57-unit development through the Transit Oriented Communities guidelines in 2019.

The project site sits just southeast of a modular affordable housing complex recently built at 740 S. Alvarado Street. The property also sits south of the proposed site of Centro Westlake, a high-rise complex recently approved by Los Angeles officials that would abut the Westlake/MacArthur Park subway station.
