An affordable housing development for transition age youth is headed to the campus of an early childhood education center in Del Rey, per an application submitted recently to the L.A. Department of City Planning.
The non-profit organization Allies for Every Child, which operates the campus just south of Culver Boulevard at 12120 W. Wagner Street, is seeking approvals from the City of Los Angeles to redevelop a portion of its campus with 14 one- and two-bedroom apartments - including 13 units for extremely low-income renters and one manager's unit - with on-site supportive services.

Requested approvals include density bonus incentives to waive certain development standards.
Michael Maltzan Architecture is designing the campus, which calls for the construction of a trio of two-story buildings organized around a central courtyard.

"Each unit has its own front door, creating a clear sense of both safety and independence for each resident," reads a design narrative submitted to the city. "The buildings are white plaster, which creates an engaging contrast with the varied, seasonally-changing landscape. A limited number of window types are arranged in a dynamic pattern on the facades, providing variation and motion on each building face with a simple, economic palette of materials. The massing of each building steps down from the second floor to the first floor to preserve an intimate feel both within the immediate campus and in relationship to the larger neighborhood."
The development site is located a short distance southwest for a recently-completed mixed-use apartment complex at the intersection of Culver and Inglewood Boulevards.
