A pair of single-family homes in North Hollywood are set to make way for affordable housing through the Mayor's Executive Directive 1.

The proposed project from investor Thomas Beadel, planned for a site at 11218 W. Califa Street, calls for the construction of a new five-story building featuring 76 one- and two-bedroom apartments without on-site parking.

According to findings included with the application, the proposed apartments are to be leased to moderate-, low-, and very low-income households. That makes the project eligible for density bonus incentives permitting a larger structure than would otherwise be allowed by zoning rules.

Stockton Architects is designing the Califa Street development, which is portrayed in a rendering as a contemporary low-rise structure clad in painted stucco. Plans show a C-shaped building footprint wrapping a central courtyard.

Beadel, along with Stockton Architects, has initiated plans for several similar ED1 projects in neighborhoods across Los Angeles.
