A series of small residential buildings located near the intersection of Sunset Boulevard and Western Avenue in East Hollywood could give way to affordable housing, per an application submitted recently to the Los Angeles Department of City Planning.

The proposed development from applicant Michael Eghbali of 1349 Hobart, LLC, which is using the streamlined approvals process of Executive Directive 1, would rise from a property at 1341-1349 N. Hobart Boulevard. Plans call for razing 10 existing homes to clear the way for the new construction of a five-story building featuring 85 low- and moderate-income apartments. Plans call for a mix of studio, one-, and two-bedroom dwellings without on-site parking.

Requested approvals include density bonus incentives and waivers of development standards to permit a larger structure than would typically be allowed by zoning rules.

California Development & Design is the architect attached to the project, which is depicted in renderings as a contemporary low-rise structure capped with a rooftop deck.

The proposed project would rise one block to a large site at the southeast corner of Sunset and Western, where construction is now underway for a large mixed-use complex that will feature 735 apartments and ground-floor commercial space.
