In Downtown Los Angeles, an affordable housing development from Related California is starting to take shape on the site of a former state office building.
The Alveare project, located on a fully city block located at 1405 S. Broadway, will eventually feature 303 units of affordable and permanent supportive housing with a 6,000-square-foot pocket park at the northwest corner of the site. The initial component of the three-phase project will include 105 apartments for low- and extremely low-income families, with an average income of less than 40 percent of the area median income level.
Steinberg Hart is designing Alveare, which will include a series of eight-story buildings wrapping a central green space, opening onto the pocket park at 14th and Hill Streets.
The Alveare site was put up for grabs due to an order by Governor Newsom to utilize excess state-owned land for affordable housing. Previously, Los Angeles city officials had considered the property as an opportunity site for a public park.
A similar-sized mixed-use development consisting of 235 apartments and ground-floor retail was recently completed to the north across 14th Street. Meanwhile, HACLA - a partner in Alveare - recently acquired the Emerald apartments located at the opposite corner of 14th and Hill Streets to use as affordable and moderate-income housing.
