Near the intersection of Riverside Drive and Cahuenga Boulevard in Toluca Lake, five existing homes are set to make way for new senior affordable housing, according to a recent application to the Los Angeles Department of City Planning.

The proposed development from Alan Turobiner of Landale Holdings, LLC, slated for a site at 10609 Landale street, calls for the construction of a new six-story edifice featuring 52 studio and one-bedroom apartments without on-site parking.

Plans rely on affordable housing development incentives, as well as Executive Directive 1, to permit a larger structure than otherwise allowed by zoning rules. Save for a manager's unit, all of the apartments would be reserved for low- and moderate-income seniors.

GA Engineering is designing the project, which is shown in a rendering as a contemporary podium-type building.

The project site is located down the street from a 13-unit development recently approved for a site at 4423 Cartwright Avenue.
