The expected completion date of late 2023 didn't quite pan out, but the wrapping is off at the Belle on Bev, a new mixed-use residential development from Cityview in Historic Filipinotown.
The project, which is named for its location at 1800 W. Beverly Boulevard, consists of a six-story building that will feature 243 apartments above 3,500 square feet of ground-level retail space and a 292-car garage. According to a project website, the building will include a mix of studio-, one-, and two-bedroom dwellings with rents ranging from $2,700 to $3,850 per month.
Project approvals made use of density bonus incentives to permit a larger structure than would typically be allowed by zoning rules. In exchange, 21 of studio, one, and two-bedroom apartments will be set aside for rent as very low-income affordable housing.
AC Martin is serving as the executive architect for Belle on Bev, which closely resembles renderings produced during the entitlement stage. Other members of the project team include Clark Building Group and Nadia Geller Design.
Cityview's other recent projects include similar mixed-use and multifamily residential buildings in in Historic South-Central, Gardena, and Carthay. Additionally, the company is in predevelopment for a 441-unit apartment complex in Westchester.
