CIM Group has spent the last few years going on a building spree in West Adams and Jefferson Park. Now, the Mid-Wilshire based developer sets its sights on Culver City.
On September 27, the Culver City Planning Commission is scheduled to review a proposal from CIM Group which calls for redeveloping a low-rise commercial structure at 8960 Washington Boulevard to clear the way for a new four-story, building featuring 63,693 square feet of offices above a three-level, 182-car subterranean parking garage.
The new construction, which is being designed by Abramson Architects, is depicted renderings as a contemporary low-rise structure clad in materials including metal screens, aluminum panels, and light gray stucco.
Link Landscape Architecture is also working on the project, which would include a rooftop deck overlooking Washington Boulevard.
According to an environmental report included with the agenda packet, construction of 8960 Washington is expected to occur over a 24-month period commencing in 2024 and concluding in 2026.
While the office sector has struggled as a result of lingering effects of the global pandemic, Culver City has been a bright spot for the Los Angeles County market in recent years. Just east of 8960 Washington, a similar four-story development at 8888 Washington Boulevard has been leased by Technicolor Creative Studios, while adjacent to Culver City Station, a 240,000-square-foot structure is occupied by Warner Bros. Discovery. An even larger project looms on the horizon, in the form of a new 530,000-square-foot office campus planned by Apple at the intersection of Venice and National Boulevards.
