The Los Angeles City Planning Commission has signed off on a project which calls for razing a pair of single-family homes in Mar Vista to make way for an apartment building.
The proposed development by Rick Dreyfus, which would rise at 12761 W. Caswell Avenue, would consist of a six-story structure featuring 16 one- and three-bedroom apartments above parking for 20 vehicles.
Commission approval was required for off-menu density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, two of the apartments are to be set aside for rent as very low-income affordable housing.
Mika Design Group is designing the contemporary podium-type building, which would include an amenity deck at its rooftop.
A similar 19-unit apartment building is being developed on a site along Mitchell Avenue one block to the south.
Dreyfus is also developing similar projects on Manchester Avenue in Westchester and Barrington Avenue in Sawtelle.
