The Los Angeles City Planning Commission has given the go-ahead to a mixed-use project which would combine a self-storage facility with new housing in Sun Valley.
The project from El Segundo-based Trojan Storage, slated for a freeway-adjacent site at 7528 N. Bellaire Avenue, calls for the construction of 220,000 square feet of rental storage space at the back of the property, masked by nine townhomes along Bellaire Avenue.
Jordan Architects is designing the project, which is shown as a contemporary two-story development with an L-shaped footprint. Plans show a series of one-bedroom dwellings, each with a two-car garage at street level.
The project, which will require approval of a zone change and a general plan amendment, was expected break ground in 2026 and complete work by 2027, per an environmental study previously circulated by the City of Los Angeles. Planning Commission approval was initially set to occur in June, but was delayed as members of the Commission requested changes to the design, most of which were enacted by the developer.
Trojan Storage has previously sought approvals for a similar facility masked by 27 apartments in Sylmar.
