At its meeting on May 11, the Los Angeles City Planning Commission gave the go-ahead to the latest Exposition Park apartment complex from local developer Orion Capital.

The proposed project, submitted to the Planning Department for review in August 2021, would rise from a site located at 1436-1450 W. Jefferson Boulevard, replacing a single-family home and two small commercial buildings. In their place, plans call for the construction of a six-story building featuring 60 one-, two-, and three-bedroom apartments atop subterranean parking for 29 vehicles.

In exchange for density bonus incentives permitting a larger structure with less on-site parking than required by zoning rules, Orion would be required to set aside six of the new apartments for rent as deed-restricted affordable housing at the very low-income level.

JPark Architects is designing 1436 Jefferson, which is now slightly larger than the 54-unit development originally proposed for the site. Renderings portray a contemporary podium-type building with a rear-facing amenity deck.

The project follows other recent Orion Capital projects built near Vermont Avenue's intersections with Adams and Exposition Boulevards. Other firms with projects in the near vicinity include Kansas-based Prime Place, which is building a six-story, 130-unit apartment complex a few blocks east at 1320 W. Jefferson Boulevard.
