At the northern perimeter of Cheviot Hills, construction has commenced for a new mixed-use development from Los Angeles-based Brennen Hakimian Holdings.

The project, which replaced commercial buildings located at 10608-10614 W. Pico Boulevard, calls for the construction of a new five-story building with 50 studio and two-bedroom apartments atop a ground-floor medical clinic, cafe, and yoga studio. Plans show the project would not include automobile parking, citing AB 2097. Entitlements include  Transit Oriented Communities incentives, which permitted the construction of a larger building than zoning rules would normally allow. In exchange, five of the proposed studio apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.

Warren Techentin Architecture is designing the contemporary podium-type building, which is shown with ane exterior of blue tile and stucco, as well as amenities such as a courtyard, a recreation room, a gym, and a rooftop deck.

In addition to the new Pico Boulevard project, Hakimian and Techentin are also working on a trio of multifamily buildings on Veteran Avenue in Westwood.
