Construction has commenced for a mixed-use apartment complex in Silver Lake, Integrare Group recently announced via social media.
Located at 3313 Sunset Boulevard, the project consists of a four-story building that will feature 104 apartments on its upper floors and approximately 9,000 square feet of commercial space at street level. Parking for 150 vehicles will be located in two subterranean levels and at-grade.
The apartments will come in a mix of studio, one-, and two-bedroom floor plans, with nine to be set aside as affordable housing at the extremely low-income level. The on-site affordable housing made the project eligible for Transit Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning rules.
MVE + Partners is designing the contemporary low-rise structure, according to plans approved by the City of Los Angeles in 2019.
The new construction comes as work nears completion for a similar 74-unit development from Ryda down the street at 3004 Sunset Boulevard. The company has approvals for a third project - consisting of 86 apartments and retail space - at 3209 Sunset Boulevard.
