At the intersection of Pico and Crescent Heights Boulevards in Carthay, the curtain has lifted for another mixed-use development from Wiseman Residential.

The six-story building at 6055 W. Pico Boulevard, which replaced an auto body shop, is expected to include 125 apartments above 4,000 square feet of ground-floor commercial space and semi-subterranean parking when completed.

Project entitlements include Transit Oriented Communities incentives, which allowed for a larger structure than otherwise permitted by zoning rules. In exchange, 13 of the new apartments are to be set aside for rent as extremely low-income affordable housing.

Uriu & Associates is designing the project, which includes Spanish influences and traditional materials. Planned amenities include a courtyard and a pool deck.

The project site sits just two blocks west of the intersection of Pico Boulevard and Point View Avenue, where Los Angeles-based Cityview completed work in 2023 on a similar mixed-use building featuring 123 apartments above retail space.

Wiseman, in addition to its Carthay project, has also developed multiple projects along Pico in the neighboring Mid-Wilshire community.
