More than one year after our last update, the wrapping is off at the northwest corner of Pico Boulevard and Ogden Drive, site of a new mixed-use apartment complex from Wiseman Residential.

The six-story building, located at 5801 W. Pico Boulevard, features 80 residential units on its upper floors, with street-level commercial space and two levels of underground parking below. 

Wiseman's plans employed Transit Oriented Communities development incentives, permitting a larger structure than otherwise allowed by zoning rules. In exchange, Wiseman will set aside 10 apartments as deed-restricted affordable housing at the extremely low-income level.

Uriu & Associates, according to building permits issued for the project, which has a similar appearance to other Wiseman projects across the city.

The project site is located roughly a quarter-mile east of a 44-unit Wiseman project now taking shape at Pico Boulevard and Curson Avenue, and less than a half-mile of another of the developer's apartment buildings now taking shape near Olympic Boulevard and Fairfax Avenue.

The company's two Pico Boulevard developments are located just east of Fairfax Avenue, where another developer is planning an  apartment complex above the shell of a shuttered Walgreens pharmacy.
