After receiving mixed reviews at a September hearing, the developer behind a proposed mixed-use apartment complex at 2307 Lincoln Boulevard has returned to the Santa Monica Architectural Review Board with an updated look for the project.
Coast Meridian Properties, the project applicant, plans to replace a shuttered automobile repair shop with a new seven-story building featuring 69 one-bedroom apartments above 1,800 square feet of ground-floor commercial space and parking for 59 vehicles.
The proposal would make use of density bonus incentives to permit a larger building than normally permitted by zoning. In exchange, a portion of the new apartments would be set aside for rent at below market rates.
Arcaforma is designing 2307 Lincoln, which has been revised based on feedback given at the prior meeting, including suggestions to remove dark metal panels that gave the building "an unusual and undesirable 'sandwich' effect." The revised project discards said panels, and instead has a predominantly white exterior accented with wood panels.
Other members of the project team include Viriditas Design and Howard Robertson & Associates.
A staff report once again recommends approval of the project application.
The development site sits a short walk to the south of Pacific Landing, an affordable housing development recently completed by Community Corp. of Santa Monica, and a few blocks to the north of a shopping center which Cypress Equity Investments hopes to redevelop with more than 500 homes.
