Plans to bring a high-rise apartment tower to an empty lot just south of Beverly Hills city limits are undergoing changes, according to new data unearthed via ATC.
In Fall 2023, developer Carmel Partners received approvals for the construction of a 24-story building featuring 290 apartments at 1050 S. La Cienega Boulevard. That plan also called for the inclusion of 4,100 square feet of ground-floor retail and parking for 412 vehicles.
Over one year later, and subsequent to the adoption of the Los Angeles housing element rezoning plan, Carmel appears to now be aiming much higher. A pre-application review filing made late last month with the Planning Department now indicates that the San Francisco-based development firm is seeking to build a 43-story building on the property including 532 apartments with parking and open space.
The proposed project would also include a 12 percent extremely low-income affordable housing set-aside, which translates to approximately 64 income-restricted units. That figure would more than double the 29 affordable units proposed in the approved project.
Carmel is no stranger to building high-rise buildings that stand out in their surroundings. The developer's portfolio includes a 35-story high-rise that is the tallest building in the Arts District and similar towers in West Adams and Downtown. Additionally, Carmel is planning three big residential projects in Sawtelle and new apartments in Long Beach
