Los Angeles-based developer Uncommon is once again changing up its plans for a mixed-use development just west of Fairfax Avenue in Beverly Grove.
Since 2019, Uncommon has sought to raze and redevelop a 1950s commercial building located at 7959 Beverly Boulevard. Initially conceived as a five-story, 57-unit building, a revised application filed in 2023 nearly doubled the size of the project to 113 homes. The latest application, filed earlier this week with the Planning Department, now indicates that Uncommon's plans for the site are expanding vertically.
According to project findings, the proposed project now calls for the construction of a 15-story building featuring 135 one-, two-, and three-bedroom apartments above approximately 5,826 square feet of ground-floor commercial space and parking for 212 vehicles. In exchange for density bonus incentives, the project would include 11 very low-income affordable units and 11 moderate-income units.
JZA Architecture remains the design firm for the latest iteration of the project, which would rise approximately 176 feet in height and feature an exterior of stone, aluminum, and painted plaster. In addition to housing, plans call for a central courtyard, a rooftop deck, and a recreation room adjacent to the building's pool deck.
The project site is located just east of the Television City complex, where the Los Angeles City Council approved plans for a $1-billion redevelopment which would add offices and soundstages earlier this year.
Uncommon, in addition to its Beverly Grove project, is currently building a 405-unit apartment complex in Van Nuys and has plans for a 12-story apartment tower near the UCLA campus in Westwood.
