Another developer is making use of state housing legislation to builder taller and denser near UCLA in Westwood, according to a recent filing with the Los Angeles Department of City Planning.
The project, which comes from a pair of entities affiliated with Chatsworth-based development firm Uncommon, is slated to replace two existing rental properties located at 11027-11045 W. Strathmore Drive. Plans call for the new construction of a 12-story building featuring 88 apartments with an unspecified number of bedrooms, replacing 21 existing units.
Like a similar 12-story building planned nearby at 505 S. Landfair Avenue, the project is making use of the density bonus incentives created by AB 2334 and AB 1287. These include a "stackable" density bonus where greater development rights are granted to applicants to provide a 15 percent set-aside of moderate-income housing in addition to any other required affordable units. The Strathmore Drive project would provide a 15 percent moderate-income set-aside in addition to a 15 percent very low-income set-aside.
JZA Architecture is designing the new building, which would rise approximately 153 feet above street level.
"Residential units form rectilinear masses clad with smooth white stucco and detailed with recessed arched openings, an expression familiar to the Spanish Revival style used by an existing building on site as well as neighboring properties," reads a design narrative. "Masonry accents at the ground level extend vertically through the project, enhancing the material palette by contrasting the white stucco, akin to Tudor Revival design."
Uncommon, in addition to its Westwood development, has also worked with JZA on proposed mixed-use and multifamily residential developments in places including Hollywood and Inglewood.
