Developer Leo Lee is once again changing up plans for a long-vacant property in Koreatown.
After being stymied in his effort to build a high-rise hotel at 3800 W. 6th Street prior to the pandemic, Lee filed plans in 2021 with the City of Los Angeles an application to build a mixed-use residential building on the property. Five years later, he has returned with a third application for same site.
The new application, filed earlier this month, calls for the construction of an eight-story building featuring 219 studio, one-, and two-bedroom apartments with 8,748 square feet of ground-floor commercial space and two-level, 173-car basement parking garage.
The request, which would rely on density bonus incentives, involves a fully-market rate building. The affordable housing required for those incentives would be satisfied by the construction of a seven-story, 80-unit senior affordable housing complex which Lee recently completed on an adjacent site to the south along Hobart Boulevard.
EWAI is designing the project, according to plans included with the entitlement filing. Plans show a podium-level amenity deck at the rear of the property.
The project site is located one block west of the intersection of 6th Street and Harvard Boulevard, where Jamison Services recently completed work on a similar mixed-use housing complex.
