A property located just off of Reseda Boulevard could be redeveloped with a small lot subdivision, per an application submitted last month to the Los Angeles Department of City Planning.
The proposed project, slated for a roughly .31-acre property located at 6908-6916 N. Baird Avenue, calls for razing an existing surface parking lot to clear the way for the construction of eight single-family homes. Each of the four-bedroom homes would average roughly 2,000 square feet in size and include a two-car garage at street level.
GA Engineering is designing the project, which is depicted in renderings as two rows of contemporary three-story buildings flanking a central driveway.
Requested entitlements include a zone change to enable the redevelopment of the site with housing, similar to other adjoining properties along Baird.
City records list the project applicant as an entity affiliated with JB Builders, a company which recently initiated plans to redevelop an adjacent property on Reseda Boulevard with apartments and ground-floor retail space.
