A 1950s medical office building in Reseda could be razed for new multifamily housing and commercial space, per an application filed earlier this month with the Los Angeles Department of City Planning.
The proposed project, slated to replace a single-story structure located at 6909-6923 N. Reseda Boulevard, would consist of a five-story edifice featuring 62 apartments atop 6,200 square feet of ground-floor retail space and parking for 62 vehicles.
Project applicant Viewmont Holdings, LLC, an entity affiliated with JB Builders, is seeking the approval of Transit Oriented Communities incentives permitting increased height and reduced setbacks relative to zoning requirements for the site. In exchange, five of the one- and two-bedroom dwellings would be set aside as affordable housing at the extremely low-income level.
GA Engineering is designing the contemporary podium-type building, which would include a courtyard, a rear yard, and a rooftop deck.
The same project team recently initiated plans for a smaller multifamily residential building just west of Van Nuys Boulevard.
The Reseda development sits a short walk south of Reseda Boulevard's intersection with Sherman Way, where a 26-unit senior affordable housing complex is taking shape nearby.
