In a familiar tale, single-family homes located just south of Metro's Expo/Bundy Station in Sawtelle are set to give way to apartments, according to a recent application to the Los Angeles Department of City Planning.

A new project from Terra Capital, slated for a site at 2219 S. Wellesley Avenue, calls for razing existing improvements to clear the way for the construction of a new eight-story building featuring 42 studio, one-, and three-bedroom apartments and parking for five vehicles.

Requested entitlements include Transit Oriented Incentive Area development bonuses, a component of the Citywide Housing Incentives, to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, nine of the apartments are to be set aside for rent by low-income households.

Kevin Tsai Architecture is designing the contemporary infill building, which would include a rooftop deck and a rear yard.

The project site would sit directly south of another Terra Capital project slated for a property at 2215 Wellesley, which is also designed by Kevin Tsai Architecture. The two companies are also working on plans for a 54-unit development on Purdue Avenue.

The Wellesley Avenue projects are the latest in a string of developments to rise in the area to the south of Expo/Bundy Station, which were rezoned from single-family uses to permit apartments as part of the Expo Transit Corridor neighborhood plan. Developers such as Carmel Partners have taken advantage of those new zoning rules to build projects featuring more than 600 combined apartments.
