A Downtown Santa Monica property once slated for a Builder's Remedy high-rise is now being pitched for a more modest infill development.
In early December, developer Hankey Capital submitted an application to the City of Santa Monica seeking new approvals for a housing complex at 1441 Lincoln Boulevard. The proposed project calls for the construction of an eight-story building featuring 90 studio, one-, and two-bedroom apartments with subterranean parking for 94 vehicles.
As currently planned, nine of the apartments be set aside for rent as affordable housing at the moderate-, low-, and very low-income levels.
Ottinger Architects is designing 1441 Lincoln, according to plans included with the application.
The proposed development began as one of 13 Builder's Remedy projects which developer WS Communities agreed to process administratively with the City of Santa Monica in 2022. At the time, the proposed development was envisioned as a taller 16-story tower which would have contained 170 apartments.
WS Communities subsequently lost much of its portfolio to creditors, including Hankey and Madison Realty Capital, which have pushed forward with the former Builder's Remedy developments.
