New plans have emerged for a multifamily residential development just north of Pico Boulevard in the Pico-Robertson neighborhood.
Last week, development form Terra Capital filed an application with the Los Angeles Department of City Planning seeking entitlements for a site at 1233 S. Bedford Street. Plans call for razing an existing fourplex to clear the way for the construction of an eight-story building containing 44 studio, one-, two-, and three-bedroom apartments above parking for 24 vehicles.
Requested approvals include citywide housing development incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, nine of the apartments are to be set aside for low-income residents.
AC Martin is designing the project, which is depicted in plans as a contemporary podium-type building capped by a rooftop amenity deck.
The project is the second attempt in as many years to develop housing on this property. A prior application had called for the construction of a slightly smaller affordable housing complex on this site.
