Just over seven months after we last stopped by, CIM Group has completed vertical construction at a new mixed-use apartment complex just south of the I-10 Freeway in Jefferson Park.
Located at 2221 S. Western Avenue, the project consists of a five-story edifice which will feature 48 apartments above ground-floor commercial space and a basement garage.
While the project required no Planning entitlements, building permits indicated that CIM's plans for the site utilize the city's Transit Oriented Communities guidelines to permit a larger structure than otherwise allowed by zoning rules. In exchange, a portion of the new apartments will be set aside as deed-restricted affordable housing.
City records indicate that Neil M. Denari Architects (NMDA) is designing the project.
The new apartment complex is the second component of CIM's redevelopment of the former Los Angeles Metropolitan Medical Center campus, which started with the adaptive reuse of the former hospital building into 60 apartments. CIM next plans to build 364 apartments and retail uses on a currently vacant portion of the site to the north of the under-construction building.
CIM Group, which has developed a slew of new office and residential buildings in the Jefferson Park, as well as neighboring West Adams.
