The Housing Authority of the City of Los Angeles is looking to acquire a large apartment complex next to the US-101 Freeway in Woodland Hills, according to an environmental notice.

The Clarendon, named for its address at 22055-22121 Clarendon Street, was completed five years ago by developer AMCAL Multi Housing Company on a site previously occupied by a post office. The property is now developed with a five-story structure featuring 335 studio, one-, two-, and three-bedroom apartments as well as a 562-car parking garage.

While project approvals required 25 of the existing apartments to be set aside as affordable housing at the very low-income level, HACLA is set to increase that number. Moving forward, the income mix of the property would be as follows:

  • 25 percent of units (approximately 83) available at market rate;
  • 30 percent of units (approximately 100) reserved for households earning up to 80 percent of the area median income level (AMI);
  • 38 percent of units (approximately 127) reserved for households earning up to 50 percent of AMI; and
  • 7 percent of units (approximately 23) reserved for households earning up to 30 percent of AMI.

The acquisition would be financed through a combination of bonds, a HACLA loan, and LA4LA funding.
