Across the street from Sony Pictures Studios in Palms, the wrapping is off and the exterior of a new mixed-use building Hong Kong-based real estate development firm Guo Rui Group has been revealed.
The project, located at 10375 Washington Boulevard, consists of a seven-story building that will feature 139 studio, one-, and two-bedroom apartments above approximately 2,000 square feet of ground-floor retail space. Plans also call for parking for 140 vehicles.
Project entitlements include Transit Oriented Communities incentives, permitting a larger structure than otherwise permitted by local zoning rules. In exchange for the incentives, the developer is required to set aside 14 apartments as deed-restricted affordable housing at the extremely low-income level.
Kevin Tsai Architecture is designing the contemporary low-rise structure, which has a U-shaped footprint wrapping a podium-level courtyard. Other open spaces would be provided through a series of setbacks and terrace decks.
The project site sits east across Motor Avenue from a similar mixed-use development now being built by California Landmark Group at 10401 Washington Boulevard.
Additional development is planned to the east on Washington Boulevard, where Beverly Hills-based Mapleton Properties is planning a multi-phase project with more than 200 apartments.
